Purchase Process

At Harvest Homes our goal is to simplify the home buying and building experience.  We want to eliminate as much stress as we can and make the entire process as enjoyable as possible.  We will be there to guide you through each Phase of the process. 

Consultation

Investigation Phase

Call today to set up an appointment with our Sales Team. At your first consultation appointment, you must provide a prequalification letter from your financial institution. Ask about the preferred lender for Harvest Home Buyers to receive special incentives. If you have a real estate agent you want to work with they must accompany you to our sales office or contact us to confirm representation prior to the meeting. During this phase, you will review available Harvest Home floor plans and lot options.


Planning Phase

Planning Phase

Our business model provides semi-custom homes built into a high-volume production setting allowing us to negotiate the best price for materials and subcontractors. During this phase you will choose your lot and available floor plan. Once you have finalized your lot and floor plan the finial purchase price will be determined and in order to proceed to the Design Phase you must put down $20,000 non-refundable design fee. Funds to be immediately released to Harvest Homes upon deposit and will be credited to buyers at the time of closing.

Design

Design Phase

After your deposit has been received you will enter the Harvest Homes Design Phase in order to modify and finalize your plans for engineering and construction. During this phase, you will choose your Harvest Home elevation to showcase your home's outward appearance of Craftsman or Farmhouse style. The design phase allows for basic changes and additional upgrades to semi-customize your Harvest Home to fit your needs. All changes will be finalized and sent to engineering for final approval before construction begins. Upgrades are available at additional costs to your purchase and sales agreement with strict approval from the project manager. At the end of the Design Phase, depending on your semi-custom home decisions, the final purchase price will be determined. All design decisions must be made during the design phase. The purchase and sales agreement is signed and your home will enter the Construction Phase.


Construction

Construction Phase

Home construction begins with footings and foundation, framing and windows, roof, electrical & HVAC, and plumbing. The intermediate walkthrough takes place with Home Buyers and the Project Manager. Construction continues with interior walls and ceilings, exterior paint & finish, interior paint, cabinets, floors, cabinets, countertops, finish plumbing, and electrical. The final step of the construction phase is the placement of appliances.


Closing Phase

Closing Phase

After the construction phase is completed a final walk-through will be scheduled with the Harvest Home project manager. Upon acceptance, the closing will be scheduled with the Title Company. Closing, Signing and Recording will lead to final steps to fund and record your new home. Congratulations! Your new home orientation will be scheduled and homeowners receive keys in hand.
